When remodeling wins

Remodeling makes more financial sense when: you love your neighborhood and location, the issues are functional (not structural), the cost of improvements is less than the moving premium, and the improvements will increase home value. Moving makes more sense when: the neighborhood or school district is the issue (can't be fixed with remodeling), the home's layout is fundamentally wrong and a reconfiguration would require major structural work, the home is too small and an addition would cost more than a move-up, or you've already remodeled extensively and the home has reached its price ceiling for the neighborhood.

If you're planning to stay in the home for at least 5 years, most remodeling projects make financial sense -- you'll recover value over time and enjoy the improvements. If you're planning to move in under 3 years, focus only on repairs and cosmetic updates that directly support resale.

Run the actual numbers on both sides. In most markets, moving costs $30,000-$60,000 in transaction friction alone. A $30,000 kitchen remodel that gets you 90% of what you want from a new house is often the better financial decision.
