Summer brings heat stress on your cooling system, increased pest activity, and UV damage to exterior surfaces. This checklist covers everything to tackle in June-July.

HVAC and cooling

Before the hottest weeks arrive:

  • Replace air filter if not done in 60 days
  • Clear debris from around the outdoor condenser unit
  • Check that all supply and return vents are open and unobstructed
  • Test the thermostat by cooling the home 5 degrees and confirming compressor kicks on
  • Schedule professional tune-up if you haven't had one in 12 months

Exterior and roof

Summer is the best time for exterior inspection:

  • Inspect roof shingles for winter storm damage
  • Check gutters and downspouts for damage or sagging
  • Caulk any cracked or missing caulk around windows and doors
  • Inspect deck boards for rot, loose fasteners, and raised nails
  • Check driveway for cracks -- seal before they expand

Plumbing and water

Heat and dry conditions create specific plumbing tasks:

  • Check outdoor hose bibs for drips
  • Inspect irrigation system for broken heads or leaks
  • Clean garbage disposal with ice cubes and salt
  • Check water heater temperature setting (should be 120°F)

Pest prevention

Summer is peak season for most pests:

  • Inspect exterior foundation and caulk any gaps over ¼ inch
  • Check window screens for holes or tears
  • Clear firewood, mulch, and debris away from the foundation
  • Ensure attic vents have intact screens
